This file of deeds well illustrates the title problems of the South. Record keeping was problematic, and a systematic approach was not universal from county to county, and each county recorder started the records in their own way. As a place on the developing frontier, it is easy to see how and why the records were not regularly kept. The need for specific title was not as exact and necessary as it is today. The various county court houses needed to develop their own methods by trial and error. In deed and property research, not all deeds are or were recorded. The necessity of this is a desire and requirement of modern thought. Thus this file, for property in Cobb County, includes a deed executed (fully signed by both parties) in 1876 but not filed with the county until 1947, as reflected on the face of the document. It was not unusual for original deeds such as this to stay with the property owners, turned over to the next owner only after a sale. In this case, the parcel may have been held for a lengthy time in the same family, resulting in formal document transfer nearly a century later. Rarely did these documents last, subject to weather, fires, mold, mice and other critters. This file contains three deeds for the same property. These deeds are for lot 547 in the 19th District, Second Section in Cobb County. They are dated 1857, 1875 and 1899. They may be the only formal record extant of this portion of the parcel’s title. Family names are Reeves, Rutledge, and Walraven.
